SUMMER INTERN - SHEA HOMES HOUSTONHomebuilding Purchasing Intern - Houston, TXThe function of the Purchasing Intern position is to assist in the management, analysis, and implementation for the purchasing of vertical construction costs. The Purchasing Intern provides leadership in and manages the coordination of all activities within the purchasing process, thus optimizing the effectiveness of Trade Partners, ensuring compliance with Shea Homes audit standards, and meeting the service requirements for all NPO customers.Specific ResponsibilitiesKey Result Area #1 - Cost AnalysisEvaluate and analyze pricing requests, community bids, commodity pricing, option margins, etc.Research and identify cost saving opportunitiesUnderstand market conditions affecting potential buying decisionsKey Result Area #2 - National AccountsAssist in research regarding current product offering and yearly spend prior to national account RFP'sSupport division in implementation of new national accounts with sales and operationsAnalyze cost savings of implemented national accountsKey Result Area #3 - Option ManagementAnalyze option sales to maximize division option programDevelop recommendations for the division to increase margin, reduce non-selling options, and streamline option programStandardize option program across division's communities, across multiple divisions and across the companyKey Result Area #4 - Take Off ManagementComplete unitized take off's for select categories at the direction of the Purchasing DirectorCompare take offs between communities to identify potential saving opportunitiesAnalyze unitized pricing between trade partners to find opportunity for cost savingsComplete cost comparative analysis between NPO HubsKnowledge/ExperienceHigh school diploma or equivalent required; current pursuit of a BA/BS degree requiredProficiency in MS Office (particularly Excel) requiredExcellent written and verbal skillsAbility to manage multiple competing priorities and assignments
